Whether you qualify through property, investment, your profession or your family, we check your eligibility, prepare the file and guide the application from first check to Emirates ID.
The UAE offers renewable residence visas of ten, five and two years, each with its own criteria. Property owners, investors, skilled professionals, retirees and their families can all qualify, and the right route depends on your circumstances rather than on any single asset.
We confirm which visa you qualify for, gather and check every document, and coordinate the application with the Dubai Land Department or the immigration authorities, depending on the route. Spouses, children and parents can be added to the same file.
Each term has its own criteria. Here is who typically qualifies, with the full breakdown further down the page.
For property investors with holdings of AED 2,000,000 or more, investors in public investments of AED 2,000,000 or more, and people of exceptional talent such as doctors, scientists, executives and PhD holders. Renewable, no sponsor needed, family included.
For entrepreneurs and outstanding students under the Golden Visa, skilled employees and freelancers under the Green Visa, and retirees aged 55 and over with property, savings or income in the UAE.
For owners of a completed Dubai property with a title deed in their name, whatever its value, applied for through the Dubai Land Department, with the option to sponsor a spouse and children.
We review your circumstances against every route, from property and investment to profession and retirement, and confirm which visa you qualify for.
Passport, photographs and the documents for your route, such as a title deed, bank letter, qualifications or certificates, are gathered and checked before submission.
Property-linked visas are applied for in person at the Dubai Land Department's Cube centre; other routes go through the immigration authorities. We prepare you for whichever applies.
You complete the medical examination and Emirates ID biometrics, with appointments arranged and explained in advance.
Your residence permit is issued, typically within seven to ten business days for property-linked visas, and you receive copies of everything for your records.
Our fee is shown separately from government charges and from any third party costs such as health insurance and translation. Government charges differ by route; the figures below are the Dubai Land Department's published fees for property-linked visas.

The main criteria for each visa, as published by the UAE Government and the Dubai Land Department. Criteria change, so we confirm the current position before you apply.
Property investors: property worth AED 2,000,000 or more, wholly owned in your name across one or more properties; mortgaged property qualifies with a bank no objection letter. Public investors: minimum capital of AED 2,000,000, or a company paying at least AED 250,000 a year in taxes. Exceptional talent: doctors, scientists, inventors, creatives, executives, athletes, PhD holders and specialists in priority fields, each with its own accreditation or recommendation requirements. Top university students and humanitarian pioneers also qualify.
Golden Visa: entrepreneurs with an innovative or technical project endorsed by an incubator or relevant authority, and outstanding high school achievers. Green Visa: skilled employees with a bachelor's degree and a salary of at least AED 15,000 a month, freelancers with a permit and income of at least AED 360,000 over the previous two years, and investors or partners in a UAE business. Retirement visa: aged 55 or over with property worth AED 1,000,000 or more, savings of AED 1,000,000, or income of at least AED 240,000 a year, plus UAE health insurance.
Property investor visa: a sole owner of a completed Dubai property with a title deed can apply whatever its value, and a joint owner needs a share worth at least AED 400,000. Off plan property does not qualify. The applicant attends the Dubai Land Department in person and provides a good conduct certificate from Dubai Police. Standard employment and family residence visas also run for two years and are sponsored by an employer or a family member.
Golden Visa holders can sponsor their spouse, children and parents; property investor visa holders can sponsor a spouse and children. Family applications need attested marriage and birth certificates, UAE health insurance, photographs to Emirates ID standards and the sponsor's passport and Emirates ID. Sons and daughters over 18 have additional conditions. We prepare the dependant file alongside yours so everyone is covered at the same time.
