Conveyancing

Dubai property transfers, managed from Form F to title deed

For buyers and sellers who want the legal and administrative side of a Dubai sale handled by a chartered conveyancer, with every fee shown up front.

What is covered

Everything between an agreed price and a new title deed

Conveyancing is the legal and administrative work that turns an agreed sale into a registered transfer at the Dubai Land Department (DLD). It is the part of the transaction where delays, disputes and unexpected costs usually appear, and the part we take off your hands.

  • Review of the sale agreement (Form F) and advice before you sign
  • All DLD transfer forms prepared and submitted
  • No Objection Certificate (NOC) requested and chased with the developer
  • Coordination with the buyer's and seller's banks: offer letters, liability letters and mortgage release
  • Manager's cheques and payment of DLD, trustee and third party fees
  • Registration trustee office appointment, with you or on your behalf under a Power of Attorney
  • Title deed issued, keys and utilities handed over, file closed

Common questions

Conveyancing in Dubai, explained

Plain answers to the questions we are asked most. For anything specific to your transaction, enquire and we will reply personally.

Do I need a conveyancer in Dubai?

It is not mandatory, but without one the legal and administrative work falls to you, the agent or the bank, none of whom are independent of the sale. A conveyancer protects your position and manages the process.

What is a Form F?

The Form F is the Memorandum of Understanding between buyer and seller. It sets the price, deposit, completion date and penalties. We review it before you sign.

What is an NOC and who pays for it?

A No Objection Certificate is the developer's confirmation that nothing is owed on the property. The DLD will not register a transfer without it. The developer's fee is usually paid by the seller, as agreed in the Form F.

Can you complete if I am not in Dubai?

Yes. Under a Power of Attorney drafted and attested through us, we can attend the trustee office and sign on your behalf. See our Power of Attorney service.

How long does a transfer take?

It depends on the developer's NOC lead time and the banks involved. A cash sale with a prompt NOC can complete in a few weeks, while a mortgaged sale or purchase usually takes longer because the bank's liability letter and mortgage registration have to line up. We set out a realistic timeline at engagement and keep you updated as each stage completes.

What will the total cost be?

Our fee is fixed and shown above. DLD, trustee and developer charges depend on the property and are itemised and confirmed in writing before you commit.
