Property Gifting

Gifting property to family, handled with care

Transfer a Dubai property to your spouse, parent or child at the reduced DLD gifting fee, with eligibility confirmed and every document prepared for you.

What gifting is

A transfer of ownership without a sale

A gift transfer, sometimes called a hiba, moves the title of a Dubai property to a first-degree relative. It is used to add a spouse to a title, to pass a property to a child, or as part of wider estate planning, and it attracts a reduced Dubai Land Department fee of 0.125% of the property value, compared with 4% on a standard sale.

The process mirrors a sale in its mechanics: documents are verified, the developer issues a No Objection Certificate and the transfer is registered at a trustee office. The difference is in the proof the DLD requires. The relationship must be evidenced with attested, legally translated documents, and that is where most gift transfers stall.

  • Eligibility checked against the DLD's current rules before you commit
  • Marriage or birth certificates attested and translated into Arabic
  • Developer NOC and, where there is a mortgage, the bank's consent
  • Transfer completed at the trustee office, with you or on your behalf

Common questions

Property gifting in Dubai, explained

Plain answers to the questions families ask us most often.

Can I gift a property that has a mortgage?

Only with the bank's consent, and in most cases the mortgage must be settled or restructured first. We confirm the position with your lender before anything is filed.

Does the recipient need to be in Dubai?

No. Either party can be represented at the trustee office under a Power of Attorney drafted and attested through us.

How is the DLD gifting fee calculated?

0.125% of the property's value, as confirmed by a DLD valuation. We set out the figure in writing before you commit.

What if the relationship documents were issued abroad?

They must be attested in the country of issue, then by the UAE authorities, and legally translated into Arabic. We guide you through the exact route for your country.
