The No Objection Certificate is the developer's confirmation that nothing is owed on a property. Here is what it covers, what it costs and how long it takes.

A No Objection Certificate, or NOC, is a letter from the property's developer confirming that it has no objection to the sale. In practice it confirms that service charges are up to date and that there are no outstanding fees, fines or disputes attached to the unit.
The Dubai Land Department will not register a transfer without a valid NOC. It protects the buyer from inheriting debts and protects the developer's right to collect what is owed.
Typically the developer confirms that service charges are settled to the transfer date, that any developer payment plan is complete, and that the seller has no open complaints or modifications made without approval.
Lead times range from a few days to several weeks depending on the developer and the community. NOCs are also valid for a limited period, so timing the application matters. We apply at the right point in the transaction so the certificate is ready for the trustee appointment without expiring beforehand.
The developer charges a fee for the NOC. Who pays is usually set out in the Form F; by convention it falls to the seller, but it is negotiable. We show this cost separately in every fee breakdown so there are no surprises.
If you are preparing to sell, we can start the NOC process as soon as your Form F is signed. Enquire today and we will walk you through it.
Tell us a little about what you are buying, selling or gifting and a chartered conveyancer will come back to you with clear next steps and a transparent fee breakdown.
