Settling the mortgage, timing the NOC and preparing the right documents make the difference between a smooth sale and a delayed one.

A well prepared seller completes faster and negotiates from a stronger position. Before your property goes on the market, work through this list.
Locate the original title deed, or confirm you can retrieve a copy from the DLD. If the property is held through a company, make sure the corporate documents are current.
If there is a mortgage, ask your bank for an indicative settlement figure. At the point of sale a formal liability letter is needed, and the buyer's funds are used to settle the loan before the transfer. We manage this sequence so no one is left exposed.
The developer will not issue an NOC until service charges are paid to date. Settle any arrears early and keep the receipts.
The sale agreement sets the deposit, the completion date and who pays which fee. Have it reviewed before you sign, particularly the penalty clauses.
If you will be abroad for completion, a Power of Attorney lets us attend the trustee office for you. Enquire today and we will prepare your sale from day one.
Tell us a little about what you are buying, selling or gifting and a chartered conveyancer will come back to you with clear next steps and a transparent fee breakdown.
