From signing the Form F to collecting your new title deed: the stages of a Dubai property transfer and who does what at each one.

Transferring a property in Dubai follows a clear sequence set by the Dubai Land Department (DLD), the government body that records every property title in the emirate. Knowing the stages in advance takes most of the stress out of the process.
Once a price is agreed, the buyer and seller sign a Memorandum of Understanding known as the Form F. It records the price, the deposit, the timeline and the conditions each side must meet. A conveyancer reviews the Form F before you sign so the terms protect you, not just the agent.
If the buyer is financing the purchase, the bank issues a final offer letter and prepares the mortgage registration. If the seller has an existing mortgage, a liability letter is requested from their bank so the loan can be settled at transfer. We liaise with both banks so the dates line up.
The developer issues a No Objection Certificate confirming that service charges are paid and nothing is owed on the property. The NOC is required before the DLD will register the transfer. Lead times vary by developer, so we apply early.
Transfers are completed at a DLD registration trustee office. Both parties, or their appointed representatives, attend with the original documents and manager's cheques for the balance and the fees. The trustee verifies everything and submits the transfer to the DLD.
Once the DLD processes the transfer, the new title deed is issued in the buyer's name, usually the same day. Keys and utility handover follow.
A conveyancer manages every stage on your behalf: checking documents, chasing the NOC, coordinating the banks, preparing the cheques and representing you at the trustee office if you cannot attend.
